Tips on Buying A Site?

I'm looking around at potential developed web sites to buy and I was wondering if anybody has any tips on buying a site?

Are there any key questions to ask or any way to weed out frauders?

I kinda don't like doing this because it looks like I'm taking advantage, but I wrote a long post about buying a website a few months ago. Have a look and see what you think.

General rule of thumb ... be honest and up front with the seller about your budget. Be safe, use an escrow service when completing big deals. Get as much background info as you can on incoming links, advertising costs etc.
