    For example, if I sell a website here, what should I sell it for?

    PR: lets say I get it to 2-3
    Monthly Income: $500-$800 (from adsense)
    Traffic: lets say 1000 UV per day.
    Type: Blog
    Niche: Fishing/Outdoors
    Support: I will teach you how to keep making the same amount of money after the sale.

    The most important is how long have your website been up.
    Let take 12 month.
    So your total site worth is $800x6 +20%

    IMO, I don't count adsense as income anymore when I buy a site since I don't consider it static income. Adsense can come and go, so a real profit structure needs to be developed.

    It's usually 5 to 10 times the monthly revenue if it can be legitimately proven.

    Typically it can be sold with the 10 months incomings . However it depends on your business type and website quality.

    How is adsense not dependable? Its always going to be there and if it remains stable over lets say 6 months, and you use the same keywords, then I don't see a problem. So a site making $600/month adsense is worth absolutely nothing? or just less then a clickbank site?

    One of the most important things is the current traffic source. If the site is well established (not bumped up by tricky methods) you can get 6x~12x of monthly revenue.

    The time spent daily on the site is also important. If it takes half of your daily working time to make $xxx/month then it may not be a good investment.

    Also keep in mind that AdSense is not the only monetization method. Try some other methods that are not affecting the Adsense revenue (eg: Infolinks, Clickbank etc) and you may be able to earn more and to sell the site for more without too much extra effort.

    I could be wrong, but I suspect it is unlikely that a PR3 blog about outdoor fishing would generate $500 to $800 revenues on Adsense alone. It is popular because it is easy to set-up, but not a good earner for serious site owners.

    If you could generate that type of revenue consistently (for a period of a year) you could realistically charge 8 times earings for the site.

    As Twilight said, you really need to find out some additional revenue streams like CPA, big ticket commissions and residual income opportunities to give the site value.

    Why so, do you know anyone who has been making decent living with adsense, adsense dont come and go, they do stay, you need to know which is the niche to do it, else it will come and go. And what is real profit structure, is there any industry which is static in profit, no, either it grows or it goes (down), persistent effort is required to keep the profits and adsense is no different.

    Well, the site right now is making $20-$30 per day with about $5 investment per day. And this is through social media, and some is organic traffic. I guess what I have been told is that a site that makes adsense profit is useless and it wouldnt sell for much. I would sell it for $1,000-$2,000 when it reaches PR3.

    It is not important how much the site has already earned, but how much it can earn in the future.
    Congratulations with $500 a month.
    Well, if you think that next month you get more, what is a point in selling it ?
    Everyone here assumes that if you are selling the site, you know that next month you are going to earn less.
    Only the quality of traffic is important here. These 30 000 people a month may be worth say 6 x $800, or may not.

    Oh the site will make more next month, its just I hate the adsense payment method that you have to wait a whole month before you get your earning.
