Assuming that you are talking about site flipping, general rule applies: Buy low -> improve -> sell high

Be VERY careful about buying a site on what you are told is a solid monthly revenue stream.

i think that alot of offers you see nowadays are scams, the stats can be photoshopped, the traffic numbers can be inflated using cheap and useless bought traffic, even when buying a forum, the tons of posters can be actually just afew people using software to control fake accounts and make the forum appear to be busy

the number 1 thing you need when buying a site is to buy a ESTABLISHED site.

something that has been going on for Years, that has a Yearly history in alexa, that appears in google for competitive keywords, and a simple but important tip, use google adwords (locations all, adult content included) to see how many people are searching for a site's domain.

if it is a established site like digitalpoint, there will be people searching in google for digitalpoint.com. it is the same for ALL the established sites. just using this tip alone will protect you from all the simple scams out there

almost all the 'simple scams' use 1 month stats or 3 months stats to fool you, and of course they always have the perfect reason why their stats history is so short. dont be fooled.

there are of course afew real sellers with real reasons why they only have 1 month stats, but is it worth the risk ? thats up to you

anyway if your new to buying sites, heres another tip. site buying is broken down into 2 parts

    1) the domain
    2) the site itself. meaning software, databases, pictures, designs, admin backend....everything.

always demand either 1 or 2 be transferred to you in exchange for 50% of the sale price first, sometimes scammers try selling sites that belong to other people, you'd be surprised how many newbies get taken in by this simple method

Yes you do need to ask yourself (and the seller) why they're selling the business (if it's doing so well :)

if you need a good site , I suggest to contact the owner of website . this is better than you buy site on broker . discuss about revenue , traffic , seo and all about site .

get best deal with the owner

Consider using an escrow service too. I'd really be suspicious if they wanted the money wired to them first.

I must warn you that buying a ready website is quite dangerous. The previous owner can simply leave backdoors in it and after you have paid own it again.

So I guess the right way is to purchase domain, script, design and then SEO.

Flippa is the best established websites marketplace for investors who don't like to start with zero. For domain, try sedo.

Flipa has good reputation when it comes to buying and selling websites, but you still need to do your homework and check the rankings of that site and so on.

What info would you like? Buying a good site is a great idea. Finding a good site at a good price is tougher. the market is very strange, now more than ever.

sitepoint turned into flippa. There are many great sites there and then a lot of bogus stats, and some of the sales prices are insane too. You can on occasion find a decent site on ebay, but an established site there is not the norm. You can get some real bargains here is well.

First you need to narrow it done a bit in your own mind of what type site you want.

If you are going to buy a full website, make sure you are working through an escrow service.

Make sure the seller provides all sorts of stats, spanning many months/years. Do not go off of the stats provided by auction sites as they can be manipulated.

The more you spend, the more research you should do before committing.
