    I like buying land.

    The rental property game isn't the best here (Vegas) and I don't want to buy props far away. Land is something I can visit, buy and not micromanage.

    If you want to create wealth, REI is the best game in town.

    We buy "second hand" residential but the classifications down here don't fit with the poll - cultural differences I guess.

    I have a client with a property investment forum which makes for interesting reading. My husbands right in there too :) You could say it's "immersion". Geek stuff is best though!

    Me, too, Marketjunction. My wife and I are able to be retired comfortably right now in great part because of a recent land sale (six acres of hillside property in Mesa, Arizona, USA). Without that good investment, I'm not sure if I could have retired yet.

    We still hold land in Arizona and Alaska, and it's the best part of our portfolio. Especially you young DPers, try to buy some raw land and just hold it for 10-20 years, or even longer if possible. It may allow you to retire early.:)

    There can be income. For instance, one one of my holdings a gas company needed to lay pipe across a corner of it for their work for one year. They needed an easement from me. I charged them for it and they paid.

    If your land has any resources, there's another income spot.

    I don't know what a "huge" chunk of cash means to you. It could be $5 or $5 billion.

    In real estate investing, you find that your options are limited by your ability to think and see things.

    For instance, take that land I mentioned. The previous owner probably didn't see that the parcel was the only direct route for the gas company and that going around the parcel would cause them to spend a lot of extra money.

    Don't just look at the land as some typewritten item in your portfolio. Look at what's on the land, what's in the land and so forth.

    Do you know what makes a home valuable? It's not the home itself (okay, yet the home has some part in it). It's the land. The home is made of materials that are decaying. The land is something that can't be reproduced.

    Take a $150,000 home in Texas on an acre of land (just a hypothetical example) and move it to Orange County in California. That home, despite being the same, is now worth millions.

    Heck, a buyer might bulldoze the home and start over. It's the land (location location location) that's the prize.

    interesting tips
    i think i still have worries not being able to pay the mortgage
    since land is almost at 0 cap
    even if i buy something at like 3-4 cap i feel like its safer...
    or perhaps stock with high divs like banks
    i personally like commercial property that can be cut up into small chunks

    I don't know, but I had thought for awhile being able to buy real estate would be the move

    But once I got the money to buy some, the idea of the property taxes and insurance , and the interest on any loan I may have to take, made it look not that great

    I thought about buying something cheap and renting it, but the thought of dealing with shitty renters doesn't sound worth it.

    yeah and the you never know what a property is worth till its acutally sold

    Many individuals think that choosing your property with renters already in position will help improve the immediate success, but in many situations when your property is being marketed the renters will also have to turn because guidelines and leases will have to change.

    As part of the sale and purchase agreement you should be able to see the current tenancy agreement/contract and make that decision before committing to the property. Vacant possession is normal down here in NZ.
