Adsense placement ideas

Ok here's the situation. I have started a new site http://www.waterfronthousesusa.com which is an advertising based real estate listing service. Although the site has the service priced at a fee, I am actually contacting agents personally giving them one year of service to try it out. I am trying to use adsense to recoup some of my costs and hopefully generate a small profit while I am building the listings and agent pool.

I eventually will replace the adsense with paid monthly spots and be hopefully be collecting fees from agents. Altough I may leave it as a free service for longer than a year to build up the agent pool.

My stats for this month are as follows (I am rounding the numbers to not get too specific) approximate 8000 page impressions and 1.3% click through rate. I feel this is really low and I am looking for some guidance and suggestions on where you guys feel ad placement could be to not sacrifice professionalism. Also, would like thought on the text ads verses the image ads.

OK what do you think, is that better?
