How Do You Accurately Appraise A Website?

Hello fellow webmasters, I need your advice about website valuation.

I have been thinking about letting go of a dating website which I've owned since April 2004. I have been running it out of good will, and haven't been trying to make much money from it. It has 3,000+ active profiles and only people from the US are allowed to join. I only show ads from Commission Junction on it because they allow me to control which types of ads appear (unlike AdSense which shows some ads I don't fell comfortable with). So, it generates about $1 / day on average. I spend no money advertising it and spend no time on link building. When I first built it, I used to advertise, but now I don't labor to get traffic. For the last 7 months, it's gotten close to 2,000 unique visitors a month. It took me about 7 months prior to April 2004 to build it (this is a custom unique site that I worked very hard on). I don't really care to run a dating site all my life and I think it's getting to be time that I moved on from it.

How should I go about getting it appraised, and where can I sell it for the best price? If I can't get at least $10K for it, I'll probably just keep it or shut it down.

If you want to see it, it's the first link when you google:

You may be able to get that much, but it would be hard with that few of unique visitors and the low income. The user base is definitely worth something. I would probably put it on the market at that, but honestly, I don't think you could get that much for it. If it wont sell for that much, you may as well get what you can for it instead of just shutting it down. Taking a few thousand for it would still be better than just dropping the site. I think a few thousand would be reasonable, 10 is pushing it.
