Questions ABout Selling A Site

I am going to be putting a PR3 adult forum up for sale but have some questions.

    * I use Avnads(Adbrite) on multiple sites. Can I tranfer the Ad Zone for the forum into the new owners name? I have advertisers that are recurring and do not want the new owner to lose this.

    * I do not use paypal. Should I use an escrow service? If so any recommmendations?

    * When I transfer the domain name to the new owner does he have to wait 24-72 hours for the DNS settings to propagate or will it automatically be set to the proper DNS when I transfer it into his name?

    * I know that sites tend to sell for 10-12 months of profit. I plan on staying on as an active member of the forum for atleast 1 year. When I sell the site I would like to assure the buyer that I will remain active as a member and personally make at least 5,000 more posts. Is their any legal agreements or A way to assure the buyer that I WILL stick around as a member. I don't want potential buyers to think I am blowing smoke up their butt.

No idea about most of the questions. But usually when you sell a website, you allow the new owner something like at least a week of hosting on your server or current hosting plan. This allows for a planned move and also allows for any issues which may arise from the transfer.

So basically, when you transfer the domain name, you are just effectively just changing the ownership of the domain name to the new owner. Most places would allow for a free push (change of ownership) which will take effect within a few minutes to a few hours.

The correct way would be to allow the new owner to move the site and then allow for 24 to 72 hours for the DNS propagation. Once the new owner confirms that everything goes through, you could take the site off your server.

    I appreciate your input.

Their would be no rush to move to a new server. I can give up to 3 months. It's paid ahead.
