Realtor Refferal Website

I'm thinking of creating a website that simply lists realtors in a city so that someone who searches for that city name followed by realtors will be shown this list to contact a realtor. I'd also like to display the commission they charge whether it's 3%, 4%, 5%, or some other flat fee. What do you think of this idea and do you have some words of wisdom for me?

Good idea, the content must focused, so the search engine will like it. You must be the expert on that topic, I guess.

One thing you should understand about the real estate market is that lead generation websites are everywhere. There is alot of competition out there because there is alot of money to be made. People that have been online for several years are going to have a huge advantage over you from a search engine standpoint. If you have money to advertise though, you could do well.

Im not trying to discourage you, I've just worked with many, many real estate websites and know how saturated that market is.

Most of the websites I've seen are poorly run and don't have very complete information. I'm thinking of just focusing on my particular area and see how that goes first.

You can compete in any real estate market you want. I would focus on a particular geographic region and focus my efforts on building a quality site about that region.

If it goes well tack on other regions to the site and expand this way. The key to having success in real estate online is focus and discipline.

I am a stake holder in a "for sale by owner" real estate website and we have taken the traffic from 200 visitors a day to over 2000 (from giving away listings to pocketing over $6G a month) in 6 months.

The domain was 6 months old before I became involved and they had a DMOZ listing and a few friends sites linking in.

I'm not in tooting my own horn here, only providing you (hopefully) with some inspiration that if you target properly (we started with the largest city in Canada and now list nationwide) and have discipline you can most certainly break into this market (and yes there is money there as any agent charging 5% to sell your home will tell).

With a FSBO website there is a lot less to worry about as far as legal restrictions, is that right?

That's great. In the US, those results aren't typical. Would you mind sharing what the website is?
