    As others have said here, using escrow.com is the only way to make this transaction relatively secure.
    Split the fee's 50/50 and dont accept payment via any other method!!

    I sold a site recently, I specifically specified using Escrow only though once the auction had ended the highest bidder contacted me asking for PayPal address. I though "for f**k's sake!", however we went ahead with the transaction in the end after agreeing that I would keep hold of the domain (though point the nameservers) for 65 days after payment to ensure no disputes could be opened.

    Payment first, then transfer domain, files, database... that's how it went when i bought a couple of sites for a fraction of what you're being offered.

    Why don't you just sell it on flippa and ask the person to bid his desired amount. That is the safest I think.
