    The value of your website will depend on a variety of factors: revenue generated (monthly or yearly), website traffic, SE positions, domain age, brand recognition, niche popularity, etc...There are a few different tools online that you can use to estimate it's value, but most buyers consider revenue as the primary factor. Depending on the niche, people will pay for a certain amount of future revenue. For example, a common rule of thumb is 3 years of revenue (ie: yearly revenue x 3 years). Obviously, any potential buyer would want proof of the revenue generated...
